Açık bir hüküm varsa bu uygulanır. Açık hüküm yoksa kapıcı, bahçıvan, bekçi, kaloriferci ücretleri eşit bölüştürülür. Diğer giderler arsa payı oranına göre bölünür. Aynı alana sahip iki dairenin arsa payları farklı olabilir. Çünkü arsa payı rayiç değerler üzerinden hesaplanır, örneğin 8 katlı bir apartmanın 3, 4 ve 5inci katları diğerlerinden daha pahalı olabilir. Buna rağmen arsa paylarının farklı olması şart değildir.
